Quillian, pursuant to 11 DCMR § 3104.1, for a special exception to allow an addition to an existing single-family dwelling under section 223, not meeting the side yard (section 405), court (section 406), and nonconforming structure (subsection 2001.3) requirements to establish a flat (two-family dwelling) in the R-4 District at premises 1229 E Street, S.E. (Square 1019, Lot 816).

17285 - Appeal of Patrick J. Carome, pursuant to 11 DCMR §§ 3100 and 3101, from the administrative decision of the Zoning Administrator of the Department of Consumer and Regulatory Affairs. Appellant alleges that the Zoning Administrator erred by issuing a Building Permit (No. B460927, dated April 23, 2004) allowing the construction of a masonry retaining wall serving a single-family detached dwelling. Appellant contends that the retaining wall violates the Zoning Regulations, including the side yard requirements (section 405), rear yard requirements (section 404), and structures in open space requirements (section 2503). The subject premise is located within the Tree and Slope/Wesley Heights/R-1-A District and is located at 4825 Dexter Terrace, N.W. (Square 1381, Lot 806).

17111 - Application of 2412 17th Street Limited Partnership, pursuant to 11 DCMR § 3103.2, for a variance from the floor area ratio requirements under section 402, a variance from the lot occupancy requirements under section 403, and a variance from the nonconforming structure provisions under subsection 2001.3, to allow a two story addition to an apartment house in the R-5-B District at premises 2412 17th Street, N.W. (Square 2566, Lot 819).

17344 - Application of Anne Luzzatto, pursuant to 11 DCMR § 3104.1, for a special exception to allow an addition to an existing accessory garage serving a single-family detached dwelling under section 223, not meeting the side yard requirements (section 405), in the R-1-B District at premises 3324 Highland Place, N.W. (Square 2095, Lot 37).

17345 - Application of Dominic Puchalla, pursuant to 11 DCMR § 3104.1, for a special exception to allow a rear addition to an existing single-family row dwelling under section 223, not meeting the court width requirements (section 406), in the R-4 District at premises 1620 New Jersey Avenue, N.W. 17304 - Application of Washington Metropolitan Area Transit Authority (WMATA), pursuant to 11 DCMR § 3104.1, for special exceptions to allow construction of an office building, not meeting the parking requirements under section 2107, not meeting the roof structure setback requirements under subsection 411.11, and a parking lot under section 213, in the C-3-A and R-2 Districts at premises 4500 Benning Road, N.E. (Square 5138, part of Lots 84-87 and 45th Street realignment and all of Lots 83, 126, 140, and 829, and in Square 5139, part of Lot 806).

17313 - Application of Edward Ertel and Jennifer Squires, pursuant to 11 DCMR § 3103.2, for a variance from the lot occupancy requirements under section 403, and a variance from the nonconforming structure provisions under subsection 2001.3, to allow an addition to a single-family row dwelling in the R-4 District at premises 924 G Street, S.E. (Square 949, Lot 33).

17349 - Application of Michael Taylor, pursuant to 11 DCMR § 3104.1, for a special exception to allow a rear addition to an existing single-family detached dwelling under section 223, not meeting the lot occupancy (section 403), side yard (section 405), and nonconforming structure provisions (subsection 2001.3) requirements in the R-1-B District at premises 6919 6th Street, N.W. (Square 3191, Lots 19 and 811).

17343 - Application of Peace Baptist Church, pursuant to 11 DCMR § 3103.2, for a variance from the lot occupancy requirements under section 403, and a variance from the nonconforming structure provisions under subsection 2001.3, to construct a new entrance lobby to an existing church in the R-4 District at premises 712 18th Street, N.E. (Square 4511, Lot 67).

17347 - Application of 13th Street Lofts LLC, pursuant to 11 DCMR § 3103.2, for variances from the lot occupancy requirements under section 403, and the nonconforming structure provisions under subsection 2001.3, and pursuant to 11 DCMR § 3104.1, a special exception from the roof structure provisions under section 411, to allow the construction of a nine story residential building in the R-5-E District at premises 1209-11 13th Street, N.W. (Square 281, Lots 8 and 26).

17329 - Appeal of Georgetown Residents Alliance , pursuant to 11 DCMR §§ 3100 and 3101, from the administrative decision of the Department of Consumer and Regulatory Affairs (DCRA). Appellant alleges that DCRA erred by refusing to enforce subsection 2002.3 (extension of nonconforming uses within structures) of the Zoning Regulations, and exceeded its authority by issuing a permit for the demolition of a roof turret and roof structures. The subject property is located in the R-3 District at premises 1531 31st Street, N.W. (Square 1269, Lot 294).

17348 - Application of Elizabeth Prestridge, pursuant to 11 DCMR § 3104.1, for a special exception to construct a rear deck addition to an existing single-family detached dwelling under section 223, not meeting the side yard requirements under section 405, in the R-1-B District at premises 5469 31st Street, N.W. (Square 2295, Lot 6).

17351 - Application of Little Angels Child Care Center, pursuant to 11 DCMR § 3104.1, for a special exception to establish a child development center (75 children and 15 staff) under section 205, in the R-2 District (The center was last approved under BZA Order No. 16540, dated March 21, 2000) at premises 2214 Naylor Road, S.E. (Little Rock Church of Deliverance) (Square 5576, Lot 39).

17352 - Application of 1464 Harvard LLC, pursuant to 11 DCMR § 3103.2, for a variance from the lot occupancy requirements under section 403, to construct a multi-family (14 units) residential building in the R-5-B District at premises 1464 Harvard Street, N.W. (Square 2668, Lot 69).

17309 - Application of Dorchester Associates LLC, pursuant to 11 DCMR § 3104.1, for a special exception under section 2516, to allow thirteen detached single-family dwellings on a single subdivided lot, including approval of two sixteen foot wide roadways rather than twenty-five foot wide roadways under subsection 2516 (d), in the CBUT/R-1-A District in the 2800 block of Chain Bridge Road, N.W. (Square 1425, Lot 827, Parcels 12/63, 12/293 and 12/294).

17353 - Application of Thomas Cutler, pursuant to 11 DCMR § 3104.1, for a special exception to construct a roof top addition (stairway penthouse and roof deck) on an existing flat (two family dwelling) under section 223, not meeting the lot occupancy requirements (section 403), court width requirements (section 406) and nonconforming structure provisions (subsection 2001.3), and a special exception from the roof structure set-back provisions under subsection 411.11, in the R-4 District at premises 440 Warner Street, N.W. (Square 509, Lot 170).

17350 - Application of 54th Street Corporation, pursuant to 11 DCMR § 3104.1, for a special exception to allow the construction of an eight (8) unit apartment building for handicapped persons under section 353, in the R-5-A District at premises 5355 and 5357 Queens Stroll Place, S.E. (Square 5299, Lots 14 and 15).

17320 - Application of St. Albans School, on behalf of the Protestant Episcopal Cathedral Foundation of D.C., pursuant to 11 DCMR § 3104.1, for a special exception to permit additional facilities including renovation of athletic fields and related structures and construction of a performing arts center serving a private school under section 206, in the R-1-B District at premises 3101 Wisconsin Avenue, N.W. (Square 1944, Lot 25).

17342 - Application of Aidan Montessori School, pursuant to 11 DCMR § 3104.1, for a special exception to limit the maximum enrollment of an existing private school and child development center to 180 students under sections 205 and 206, in the R-3 District at premises 2700 27th Street, N.W.
